How to choose the right property survey when buying a new home – everything you need to know!

Silverstone Residential Surveys offers two types of survey, which are approved by the Royal Institution of Chartered Surveyors (RICS): a Homebuyer Report and a Full Building Survey.

But how do you know which report is right for you? And what does each type of survey report include?

We are always happy to talk to you directly to offer advice on which kind of survey is best for you, but here is an overview of the residential surveys we offer and guidance on which one you should choose:

RICS HomeBuyer Report

The RICS HomeBuyer report is our most basic form of report & is recommended by the RICS for houses that are “fairly standard and potentially in need of some attention”.

It is therefore not usually suitable for older properties, properties in need of renovation, or if you're planning major alterations.

The report will provide advice on defects that may affect the property’s value together with recommendations for repairs and ongoing maintenance.

Unlike the Full Building Survey, it excludes cost estimates for repairs and a detailed description of the construction of the building or advice on specific defects.


RICS Building Survey

The RICS Full Building Survey is a more thorough inspection of the structure and fabric of a property and provides a greater level of detail to include the property’s condition, a diagnosis of defects and advice in respect of repairs and maintenance.

Whilst an RICS Building Survey can be carried out for any type of residential property, it is strongly recommended if you are intending to purchase:

• A large, older or run-down property; or
• A building that is unusual or has been altered; or
• You are planning to do major works once you own the property.

The type of survey you choose will come down to a combination of your budget and the type of property you are looking to buy.

It is also a question of whether you are the sort of person who likes to know exactly what it is they are buying rather than take a risk.  In which case a full building survey will give you peace of mind and is probably the best option for you.
